L$250 per week for 50 prims, these houses are compact and affordable that is perfect for couples and small families.
Our rules are simple and non-complicated. Our staffs are friendly and we don't bug you by repeatedly sending you over prim IMs using auto-bot.

Rental Terms
1. Please pay your rent on time. We give a grace period of 5 days after the rental due during which every attempt shall be made to contact our tenant to make clear the intention to continue the rental. After 5 days of rental due, if we are unable to get a response from overdue tenants, our admin staffs may start to return our tenant's item.
2. After the due grace period expire, and we find that there is nothing rezzed (zero prim count) we will assume that you have abandoned the land and will immediately offer it for rent.
3. Usually we do not offer refunds, so we suggest renting for one week at first, to make sure that the land suits your needs.
4. Any items rezzed outside the boundary of your rental parcel that offers access to public shall be return to you in order not to obstruct other visitors from enjoying the surrounding place.
5. If there is any over prim limit issue, we will not bug you with auto-bot IM. Instead, every attempt will be taken to contact our tenant to solve the issue. A grace period of 5 days will be given if our staffs are not able to contact our tenant, after which we will start to return items (starting with copiable item first).
6. Please do not erect any banlines as we want this sim to be a continuous sim for role-play immersion purpose.
7. Report griefing object/resident yourself by using your viewer's top menu > Help > Abuse Report
8. Upon paying our rental boxes next to the houses, please send an IM to KovanS or PhoenixLover Magic so we can set up your tags and rezz right properly. We are online everyday, however, please allow up to 24 hours for us to response.
9. Please follow our sim rules explained below. In the event if tenant are banned due to excessive violation of our general sim rules, your unused portion of the rental may not be refunded. However, in most case we will try to resolve issues rather than ban people.
10. Please respect privacy of your neighbor.
11. If you set a security orb, please whitelist PhoenixLover Magic and KovanS Resident. We only use this to access your parcel in case of any emergency.
12. These rental terms may be subjected to changes at any time and notices will be give 1 day in advance.
